Limited demand hamstrings Seattle outpatient medical office market — 4 insights

Increased demand and limited supply drove prices up in Seattle's medical office market, Bisnow reports.

What you should know:

1. Rents increased 7.1 percent from the second quarter of 2017 to the same period in 2018. Available office space dropped 4.7 percent.

2. Tenants pay an average rate of $32.52 per square foot to rent an outpatient medical office property.

3. Seattle's medical office rent rate is growing at the fourth highest pace nationwide. Only Nashville, Tenn., New York City and Louisville, Ken., have higher paces.

4. A booming U.S. outpatient care sector is fueling growth. Between 2005 to 2016, outpatient care centers have grown more than 50 percent to approximately 41,000 centers nationwide. Outpatient center employment grew at a rate of 3.5 percent during that time, outpacing overall healthcare employment growth.
